Approach
Design and Approach
Basic facilities management implements a checklist based inspection schedule for facilities systems. This requires some expertise and knowledge in how each system works and which components to check and replace.
Because MSS does not have trained facilities management staff, it will use a less rigorous approach and inspect based on facilities units.
Facilities Systems vs Facilities Units
Facility Systems refer to HVAC (air conditioner), Plumbing, Electricals, Windows, Doors, Roofing, etc. In this type of inspection, we need to understand the specifications and performance requirements of each, and our checklist should have those details in it.
Facility Units refer to the specific purpose rooms, eg. classroom, office, hand washing station, restroom, etc. In this type of inspection, we are checking to see if things in the unit are in working condition or not, and also be looking for obvious signs of problems. Our checklist would have and item (eg., switch, light, aircon) and a yes or no for whether it works or not, and a comment area for observations.
Capacity and Resources
MSS has established two positions for maintenance personnel.
There are two maintenance rooms, one in the upper and one in the lower campus.
There is one ride-on mower, one walk mowers, a couple of weed eaters, and miscellaneous tools (screw drivers, hammers, etc).
